For FM providers and managing agents
Make the door contractor the easy part

Based in King's Lynn, Norfolk, with weekly routes across East Anglia, Essex and London, and planned rounds further afield grouped by region.
Sound familiar?
The door problems FM teams bring to us
Too many specialist contractors
Separate firms for entrances, shutters, gates and barriers, each with different paperwork, call-out terms and invoicing.
Reports your client can't use
Illegible or late job sheets that cannot be attached to the helpdesk ticket or the monthly client report.
An estate you've never walked
Sites inherited on a new contract with no asset list, unknown makes and no record of who maintained what.
Compliance questions at renewal
Insurers, fire risk assessors and clients asking for maintenance evidence on powered doors, gates and fire shutters.
What we take on
Every door and access asset, one contractor

One asset register
Every door, shutter, gate and barrier surveyed and logged with make, model, location and condition, so the scope is clear from day one.

PPM across the portfolio
Planned rounds grouped by region and scheduled around site access, with one visit-record format for every asset at every site.

Reactive repairs
Faults triaged by priority, with written attendance targets and contract-specific terms where your client SLA needs them.

Gates, barriers and car parks
Vehicle gates, rising-arm barriers and bollards maintained against BS EN 12453 and DHF TS 011 alongside the building doors.
Response targets
Response priorities in writing
Every call is triaged by priority. These are our standard attendance targets; contracted sites can have their own targets and coverage hours written into the SLA.
| Priority | When it applies | Target |
|---|---|---|
| Priority 1 | Site not secure or unsafeSecurity-critical faults: a shutter or gate that will not close, a door that cannot be locked. | 24 hours |
| Priority 2 | Door, gate or barrier failedReactive faults that disrupt access, deliveries or trading but leave the site secure. | 48 hours |
| Planned | PPM and compliance visitsQuarterly, six-monthly or annual rounds booked in advance around site access. | On schedule |
| Quotation | Surveys and new worksSame-day update where we can; the written quote follows once the scope is clear. | 48 hours |
Targets, not guarantees, unless a response time is specifically agreed in your Service Level Agreement.

Common questions
Facilities management FAQs
Straight answers for FM providers, managing agents and estates teams.
1Can you work as a subcontractor to our FM contract?
Yes. We can work directly for the site or as the door and access specialist behind an FM provider or managing agent. Visit reports and reactive job records are issued to whoever holds the contract, in a consistent format that can be attached to your own helpdesk ticket or client report.
2What response times can you commit to?
Our standard targets are 24 hours when a site is not secure and 48 hours for other failures. Where your client SLA needs different targets or coverage hours for particular sites, they are agreed and written into our contract with you after the sites and risks have been reviewed.
3We don't know what doors are on the estate. Where do we start?
With an estate survey. We walk the sites in scope and record each door, shutter, gate and barrier with its make, model, location and condition. That asset register becomes the contract scope and the basis for the quotation.
4Do you cover sites outside East Anglia and London?
Our weekly routes cover East Anglia, Essex and London from our Norfolk base. Sites further afield can be included in a portfolio contract, with planned rounds grouped by region and reactive terms agreed for each location.
